When I advertise my places for rent I always point out to prospective tenants that I am a private landlord, so no contract signing, inventory and credit check fees. It amazes me why tenants pay these, not to mention the fee that the landlord pays the agent which is obviously added onto the rent and is by far the biggest fee that the tenants pay.
I would have thought its a bit dodgy not getting tennants to sign a contract, or do you mean you dont charge them for signing one?
Im just waiting for the right property to come up and we are going to rent our house out, i will be charging for the referencs and we will be going for the full comprehensive check to ensure we can get rent gaurantee, but this is only 22.50 a reference, i will charge the tennants, if they pass the check i will give them a the money for the references back, but im not going to pay 22.50 for people who may not pass the check.0 -
I've said this many times before.
There is no reason why you cant charge the EA/LA for services or offer lower rents due to these charges.
Eg if the LL wants to visit, why not charge him a £100? There is nothing stopping you doing this. EA wants to show people round? Another £100.
I usually organize 1 year contracts and am unwilling to pay advertised price. I expect 10% off for 1 year instead of 6 months and also attempt to recover initial costs via rental reductions. So far to date, all have bitten on around 12-15% off. Also remembering the initial advertised price need to be correct.
Most LLs want secure and professional people, who pay rent on time and keep to the contract. If they want to take the p1ss, you should either walk away or do the same to them.0 -

Of course they have to sign a contract! But there is no contract signing FEE (which letting agents charge tenants)0 -
i had to pay 57.5 for renewing rent contract another. And landlord told me he also paid it and was willing to pay it. And there was no difference what's so ever compare with a periodic one as I can give one month and landlord two month notice to each other.
Total rip off. Silly landlord0
