The problem at the minute is that sellers can't lower their prices until other sellers do the same.

for example i'm selling at 165k, the house i want is 220k, if i take 20k off my price i then can't afford to buy the house i want unless they drop 20k off as well.

If i can't buy another house - there's no point in me trying to sell mine for less.

and round and round we go.

Have you told the 220k house people you'd be interested in an offer at that level if you reduce and can get a buyer? :)

admittedly not - although they've just RAISED the price of theirs by 5k.

besides, i'd be hoping to get it for 10k less than the asking even if i got near the asking for mine already.

I'm getting bored of RM. Nothing is selling, nothing is coming on the market, and the only propertybee changes to be seen in my area are (a) William Brown are now offering £1000 cashback on completion on all properties - like that'll make a difference and (b) loads of stuff has changed to being a "premium listing", whatever the duck that means.

I need new house !!!!!!! I even bought the Grand Designs magazine the other day but it was full of adverts for bathroom suites and scatter cushions.

Are you saying that not everybody has themed scrapbooks of house fittings where ideas have been clipped from adverts and features for review at later date?:o
