If it were me I would angle for a good deal part-ex instead to ensure you do not suffer if the market drops btwn now and July. Unless this is an additional abode of course

You are joking surely? Typical quality on new build estate? Seriously, you think better built than previously? Paper thin walls where something called a detached hosue is actually a foot away from next door with a twenty foot garden. Where there is no facility like a shop within walking distance, and the smell of decay is evident almost before the builders leave? New build estates where with very little imagination you can see slums in twenty years time, where half the properties are owned by disinterested BTL owners and rented through council lets to problem families?I thought it was newer electicals, les likely to burn down due to better fire regs etc.
How many new houses fall down/ mone compared to older houses?
I thought footing were deeper than ever before and movement is the greatest cause for structral failure.
I thought compared to 50's - 80's houses they were built like castles.:)

I live in a detached new build, no wall problems, nearest neighbour is at least 50ft away, shops, pub all within walking distance and a large garden.
I can see what you mean in some places but like all things you can't do a one cap fits all.
I used to live in a 20's 40's and 60's houses and they have all been fairly crap.
I realy don't get the whole substandard build thing. Most houses have a massive horror list if you get a full strucutral survey (removed load bearing walls, colapsed, drains etc).
Perhaps I have been lucky but most of the worst houses I have seen have been 50s-late 70s.

? Have you done this as most developers do not discount on part-ex like they do on cash.
They want the money at the moment not another house to sell.0 -

Walls like paper, sure .. but on an estate where my better half feels safe when I'm away traveling, rather than some windy country road where she doesn't. That's the most important thing.0 -

It sounds like you are pretty sold on the new-build. However, you really need to work out how to minimise your risk from owning two houses at a time when prices are dropping really fast. (2% a month = 10% drop between now and the late summer, if it continues at that rate.) That's why the builders aren't taking any part-ex's at the moment. Prices are dropping faster at the moment than at any time since records began. Good luck.No reliance should be placed on the above! Absolutely none, do you hear?0
