Did think about that one thanks, but would rather have it all sorted properly because its going up for sale.
    I'm shipping out.
Just feel that two poll taxes will make my chances of selling more likely than a pink piggeh flying.

    Are you selling?

Might not reduce chances, if no tie there is a lettable 2nd property for income. :)

Dyu think, lostinrates, that people would look at it like that?

If I don't appeal, then the building will have its own rubbish bin!! Can't wait.
I just thought that it would really put people off, two lots of CT.

Main house band G and outhouse band A.

That sounds expensive to me if I were buying.

Thankyou for your glimmer of hope, made my day.

P.S. Son doing very well and hoping very much he will carve a path of his own without being tied to me.

    Hi Lakey,

I think that you would be better served by asking the same questions elsewhere on the boards. If you go to the tax section, there is a thread for getting council tax rebands. What appears to have happened in your case is that you have an annexe (the barn) which can be classed as separate living accommodation. In the council tax manual there are specific provisions regarding annexes and these can be taxed separately. There are people on the thread who are ex-VOA and will understand this issue better than I do (I have a good grasp of CT issues but not issues with annexes).

    You'll find the thread here:
    http://forums.moneysavingexpert.com/showthread.html?t=278090&page=148

In addition CIS, a fellow poster on that thread and the tax board in general, is an expert on the nuances of council tax with regard to how the council charge, so will be able to tell you whether you should be receiving any discounts.

Edited to add: if you get helpful advice from CIS on the tax boards, please press the thanks button. He/she is a real pro on these boards and helps people get back thousands in taxes. Unfortunately he/she also rarely gets thanked, so the least I can do is ask you to press the button if you get useful advice over there. Thanks!

Any property that is sub-divided with self-contained accommodation will have council tax payable on each part.

Granny annexes attached to the main house are also included in that, so if you decided to have a granny annexe for your lad that'd still count for separate council tax.

Really? Even if the annexe is restricted to being accomodation related to the house and not available for other use? I thought this would be reflected in the rate of the main house, and pretty sure this is how its been indicated on particulars I've looked at!! does this mean I have some thing to 'pin' on EAs in negotiation in the future?

I think reading some of the literature vizaviz CT, or as PN would say Cint Tax, if the annexe is joined onto the house and they share cooking or washing facilities, it won't be taxed separately.
I am flumaxed that bedsits would be all seperate.

It says the property needs to have its own washing and cooking facilities, that can just mean a switch where you could plug in a kettle for a pot noodle.

Thankyou so much for the advice to go to the right thread, funnily enough I had just found it before I popped in here.

I think I have to swallow the fact I've gotta pay it, and be grateful they are only slapping it on me since Jan.
I think my best course of action is to try to get the main house value reduced as the are valueing my house in two parts, so can't be as much.

PN how would you like to rent it out, guarenteed peace and quiet. My son got so much pleasure from having his own space where he could talk to himself as much as he liked and nobody would notice.
