credit score affecting getting a mortgage!

    For the article (Daily Mail, I know!)

    this was PO's lending criteria:

    For last 3 years:
    • no mortgage/rent/loan arrears
    • maximum 2 consecutive missed payments on credit/store cards
    • maximum 1 CCJ to £250, not in the last 12 months
    • Communications/mail order arrears ignored unless scale/frequency is a cause for concern
    If you can explain it, as you said, then 2 counts would probably be fine if it was resolved.

  • Your credit score may be affected, but whether you get a mortgage offer or not will depend on other factors too - for example the lenders current criteria and valuation of the property.

    As for C&G, I know a lot about their current lending activity (from a direct contact, not the press!) and you should revisit the application. I would suggest you speak to the branch manager and ask for your case to be reconsidered by a Senior Underwriter. If you have spoken to a mortgage adviser they may not have referred your case in this way - asking the Branch Manager to do this will not cost you anything and you never know.

    Branch Managers still have targets to hit and they do want to do business, albeit that they are working to tighter criteria with less flexibility to make decisions than 12 months ago - for obvious reasons.

    Be polite, explain the exact details of the default and ask for the case to reviewed by a Senior Underwriter - but you must have this conversation with the Branch Manager. You may not get the answer you want, (but you might) and at least you can then be certain that your case was reviewed at the highest level.
