    All of the advice above is extremely helpful so thank you. The whole spreading over a lower term and being 'mortgage free' when children leave Uni or by 55 or whatever is something I hadn't even thought seriously about and will do now so thanks :)

    Dimbo, roughly what would the monthly repayments be on that sort of deal with the PO? I understand they may not take on our application.

    Can anyone confirm the status on 'guarantors' i.e. having my wife and I's parents on the mortgage in the rare event she were not to get made permanent?
