Needing Extra Funds and Remortgaging

Hi, we are in Scotland and are about o remortgage a flat that we rent out. The mortgage is for £40,000 but we want to borrow an extra £7000 - total of £47000. Is this doable and do we have to tell the lenders or prove to the lenders what we are spending the extra cash on? The property is worth arond £125000
