Help regarding valuation for re-mortgage!

Hi folks,
Wonder if any kind people can offer advice! We are currently re-mortgaging and are close to getting a 60% LTV deal depending on the valuation. Surveyor arranging appoinment for next week sometime.
Two years ago we did a complete refurb heating, electrics moving walls the lot. Having a toddler and baby though means we could do with a few touch ups of paint, a couple of little jobs to finish etc
What I am asking is should we farm the kids off to grandparents and spend the weekend making the house look as though it should if we were selling? Ie declutter, paintwork, thourough clean etc etc
Also any tips would be greatly received

I would have thought a professional surveyor would see past a bit of clutter & shabby paintwork.
Having said that, it wouldn't cost too much, and it would be a positive thing for you anyway, so why not bite the bullet and do it?0 -
Tell him what it is for, he may have a little sympathy if it is close, after all it is not as if the negative equity monster is about to strike just yet

i would say he will look at sold price in your area in the last three months ect ect and will be able to see past the pushchair.....good luckIt is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0 -
Even if its for a re-mortgage it wont do any harm to present the property in the best possible light and if that means a weekend decluttering and touching up the paint work I would imagine it will be time well spent,then after he`s been you can have a week free of cleaning...0

Definitely make an effort, it can't hurt and it will benefit you anyway.
When we remortgaged in October the surveyor asked us what work we'd done and while it won't make a huge difference if they can put down on the form "excellent condition" as opposed to fair/poor then it does make a difference. I was pretty pleased with our valuation given the market conditions and was pleased I'd made sure it looked immaculate and there were no little jobs that needed doing.0 -
i would go for it, you would really kick yourself if you didn't present it at it's best and then missed your LTV level by a small amount. If you do your best you'll not regret it. We are really close to - be ok now (5.7.9% according to Nationwide's customer services) but fix ends June so praying prices don't drop too much. Good luck.
