Self-build costs in N.I.

Folks,

Any builders/contractors/self builders on the forum? I have a site with full planning permission in east Down. I am going to put the foundations down in the summer with the intention of starting the rest of the build in the next couple of years. I have yet to get quotes from builders but was wondering what the going average rate is per sq foot? The dwelling will be a split-level bungalow around 3500 sq feet. Would it be much cheaper getting each trade in myself rather than getting a main contractor in - I don't have any building experience myself. Also have building and material costs decreased much with the economic downturn?

    This old thread may help? Getting each trade in yourself should work out cheaper BUT nightmare to coordinate unless you could get the time to oversee it yourself.
