HELP!-Mortgage Appeal need advice

Hi,

I'm currently in the process of buying a house. I have been a previous homeowner (Mortgage with Birmingham Midshires) until sold property late summer.

The house I am buying at the minute has been progressing since November. Basically, I had a mortgage with Bristol and West, but as they are underwritten by Bank of Ireland who have pulled out of the lending market, I have lost the deal.

I have since applied for a mortgage with C&G and was declined due to inaccurate information added by my bank, and they have also said they need 'excellent' rating. This information has now been removed off my credit file. Anyway, I then applied to my own bank A&L for a mortgage and was declined on the basis that I was over my overdraft limit in January (very rare occasion, and have letter from my company to explain why, as was due to company expenses not hitting the account). Anyway, A&L have said I can appeal.

So here's the detail:
-applying for mortgage of £72,250 (putting 15% down as deposit)
-My salary is £34k
-the only debt I have is a credit card approx £8k
-I have no dependents
-I currently pay £740 rent, my mortgage payment would be £420 (am used to paying a mortgage at £520, can also provide statement from B&M to show management of account)
-My company has provided a letter to explain account activity January
-Currently my credit file has several searches recorded (5 B&W, 2 C&G, 1 A&L, plus three utility searches as from moving into rented accomodation)

Please can you advise how what to include in the appeal to get the best result?
