Letting Landlord know.

Hi all. As the question about LL knowing about BR I thought I would let you know how I got on with telling Letting Agent about us going BR.

I explained to the staff member at the letting agents about our circumstances. I explained I wanted the LL to out of courtesy and so it would be less of a shock to them if OR informs them.

I explained we've never missed a rental payment, in credit with utilities, upto date with CT and maintain the property as if it were our own. He said if there's no problem with rental payments then there shouldn't be a problem and should we get into difficulties then to let them know and not to worry. The also said they totally understand and that their brother was also going through BR.

This isn't a very helpful post but I know a lot of people worry about LL being informed and just thought this may help a little.

  • Probably a stupid question but does the BR have any effect on the landlord at all??? cos even though i am with a social landlord at the moment i am looking at renting a property of my mum in a couple of months all above board the property has nothing to do with me i'll have a tennency agreement and will be claiming housing benefit. but i mentioned my impending BR to my mum who i think is now a little concerned about letting her property out to me.
  • It should have zero effect on the landlord - the OR only contacts them to check that you are paying the rent you are claiming to pay, etc.

  • Oh thankyou thats a relief, cos my mum said to me "well you better do it before you move in here" and i said it'll have not effect on you but i know she is dubious!!! Thing is i now claim housing benefit but have incurred rent arrears from when i was working. When i move i am hoping to put the rent arears into the BR, If i can???
  • I don't know if you can put in rent arrears - I suppose you can.
