Estate Agent asks sellers to drop prices 40-50%

NI Estate agent asks sellers to drop prices 40-50% to sell. Prices have already fallen there 28%. It seems common sense on house prices is returning fast.:beer:

    There was a similar article about England a few weeks back saying almost all sellers marketing at 25% below what they think it is worth were getting flooded with offers.

    NI property market is almost stagnant at the moment. I think 700 houses were sold in the last 1/4, now I know its a small place but not that small! Having said that between 2003 - 2007 houses in our town went up by about 150% which is daft!
    1% at a time no. 40. £8000 (For dream family holiday) 94/100
    MFW 2013 no. 62 £10,000/£10,000
    MFW 2014 no 62 £8000/£7000
  • We are in Scotland and we have reduced our price to see if it helps. We only put it on in October, got 3 viewers first week then nothing. Xmas is also a bad time of year. We price dropped about 3 or 4 weeks ago and got another bunch of viewers, one even lower offer, and 2 notes of interest. Yes, it may seem that either the market has picked up or our lower price is helping.

    I know two other people who are trying to sell and it doesn't seem to have picked up for them.

    This is good news, house prices in NI were insane up to mid-2007 and have got to fall by at least 50% to approach sensible levels. :)

  • House price falls are not really a bad thing, they're just going back to what they were before a decade earlier, Have people forgotten that they were never worth 2007 prices anyway!

    Friend of mine in NI has just sold!!!!!!!!!!!!!!!!!!!!! Ah no he didn`t, the buyers got turned down for a mortgage!

    This is a clear sign that the pace of the housing price crash is accelerating. For the first time ever probably, an estate agent has given good advice. Well done!
