self certification loan, secured 100%+ help needed

Hiya all, I’m new to this forum.

I come seeking advice and help.
I'm looking to get a secured loan for 40K
I currently earn 60K but am classed as self employed as I work in IT and electronics as a contractor.

The problem I have is everyone says yeah we can help, but then it comes to crunch time they turn round and say oh you’re under 25, so sorry cant help.

Here are the stats to help understand

Self employed, no proof of income
60K wages
Mortgage 176K
Property work 235K
Looking for 40K self certification loan
Age 23

I need to find a company that will do self certification for under 25's and over 100% Loan to Value. current max I can get is £35500, still £4500 short of my needs.

Can anyone out there help me?
