However you might want to mix a little of this in to your forecasts for house prices. I think price levels are out of the solar system, in a fantasy dimension, when compared to the reality of what is playing through in the real world for money, credit and debt levels.Government admits taking advice on cutting public sector pensions

To claim prices are a fantasy seems misplaced, unless you are filtering your 'evidence'.
Have you factored in the majority of variable rate mortgage holders are enjoying considerably lower payments? So while some parts of the economic hive are suffering, others are prospering. This will mean for example parents are more able to assist thier offspring as they can remortgage at very low rates (2.99% fixed for example, where they were used to paying double this), to provide a gifted deposit.
Unemployment is rising but still 1m less than in non crash 1997.0 -
official unemployment may be 1 million lower, but the number of people claiming benefits whilst not working ain't.0
