How accurate are zoopla's evaluations?

    Yep, Zoopla is pretty ropey at the moment, but 16.4% since September '07 is a best-case scenario across most of the country. We fell from September '07 until now, and Nationwide today reported us as over 17% down since early '08, so that implies over 20% down on average since September '07.

    To get a fair value for a house, look at asking prices for similar ones in the area with Property Bee, knock off 10%, and a further 1.5% for every month they've been on the market without dropping their price.

  • Looking at Zoopla, it seems currently to overvalue recently sold houses and undervalue houses that have not sold for several years.

  • I think mouseprice is more accurate - you can put in details such as improvements to get a value closer to a surveyors report. Real value can only ever be measured when you actually need to sell but it's a useful tool for finding out how much your property would be valued at if you need to remortgage.

    I remortgaged in October and the surveyors valuation was within 3k of the one I did on Mouseprice. Pretty accurate considering our house is worth around 400k. You can also find out how much properties have fallen in the last year in your area. It's quite specific in ascertaining roads within a certain postcode so if you live in an area which covers several postcodes you can get a more accurate idea than if you just typed in the name of your town. In our postcode the fall is just under 10%
