I have also noticed banks have got tighter with their 10 year fixed rates over the last three months (have been looking for a 10 yr deal myself), personally I would grab it with both hands.0

It's certainly not a bad rate is it for the security of a 10 year fix, I remember doing a 7 year with chelsea many moons ago and they do from time to time come to market with a competitive fix. I do however think there will be others offering similar rates, if CBS can, then there will be others that can. I guess you have to add up the fees, the flexiblity to the product, and allow for what is happening to house prices etc and effect of LTV's on many fix products, I recall I think YBS offering 10 yrs below 5% but to get the better rate it might have been 60% LTV or something. We are on a 10 year offset fix which we are happy with although it is always tempting to bottom fish the mortgage rate market. Good luck whatever you decide.0

there's a new 5yr deal out from HSBC at 3.99% - seems pretty good... although their 10yr is only 4.98%0

Northern Rock has a 10 year fix at 5.59% - not as cheap - but this is a more flexible product - over & under payments ect - and also there are no fees involved unlike the Chelsea which i think is £1k - worth considering - punch some figures thru -

You are of course right; CBS = £107,403 and NR £111,152 - however we are remortgaging for £35k - CBS = £44,959 and NR £45,768 but as we intend to overpay from next year we can easily force that rate down - overpaying by only £50 a month would be the same as 4.8% and would reduce the term with no penalty.
I was only trying to be helpful, and as we still haven't heard back from NR we may go with CBS after all -
I am no expert so if anybody can see anything wrong with my figures or knows of a better 10 year deal then please tell me. We have an interest only drawdown facility on our current mortgage but it has to be over the same term as our mortgage and having another £20k on svr worries me.0 -
I have a 10 year deal reserved with the Halifax at 5.34% but I am waiting to confirm until it is nearly due to start at the start of April. Right now the Halifax are not offering any new 10 years deals at all and I suspect this means they think rates will stay low for 2-3 years but may then rise dramatically. In other words they think 5.34% is too low over a 10 year period.
Its not easy switching to another lender at present and having bought our house in 2007 I don't have enough equity to mess about and just wait for 6-12 months to see what happens. I put down 20% when we completed the deal and I suspect that many home owners still think they have plenty of equity but may get a rude shock if they wait on the SVR for too long.0 -
Also the best 10 year deals are only offered to 65% LTV or under, but unlike 5 year FR's there is no higher rate for higher LTV's
