    What if next month there are more approvals and the next and the next?
    It's quite possible that for the next year, the approvals are still lower than they were a year previously, however if each month they increase you could find the market has changed and your looking back at the bottom ;)

    or alternatively prices could continue to fall whilst mortgage approvals increase (as has happened since october 2008).

    Mortgage approvals could go up 2,000 each month and it does not necessarily mean it would affect house prices by the 25% you quote ;)

    What I am always curious about is the % approval - this is 23000 approvals out of how many applications? Anyone has that stat?
