buy to let mortgage

Hello Board members.
I am hoping to buy a holiday home on a managed site with a net return in the early years of about 3.5% per annum. I have a deposit of 50%. and a small mortgage on my own home that I prefer not to increase. I need a mortgage using the Holiday home as security which will also take the letting income into account as my income. Can anyone point me in the right direction for brokers/ banks who will consider buy to let please?
Any help or advice will be much appreciated.
Thanks.

Purchase price is £135,000. 997 years remaining
on a 999 lease. It is a property on a commercial holiday site so has to be treated as a holiday home not residential but does have 52 week occupancy."you're never fully dressed without a smile!!"

Do you have any other BTL properties?
I think you would need to discuss this scenario with a mortgage adviser, as there may well be a few options available to you - but as ever it will depend on what your current circumstances are.I am a Mortgage AdviserYou should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it.
