    So your salary is high enough to be okayed for a £170,000 mortgage, ie at least £40,000?

    I don't see why. Selling and renting shouldn't be the end of the world when you still have equity. You'll have a deposit for the next place you want, and hopefully prices will decrease further too. I do think you need proper advice though - if your ex is still on the mortgage you need to both agree to sell and how to split the money etc. Best of luck.
