Probably one of the reasons why there not in "trouble" at the min and will ride out this recession, because they make good business decissions in the long run. The mortgage rate is very compairable to others if you add on the service and alot smaller product fee they charge! As someone else said, their offset is an excellent product when I checked it out!

I "think" they only assess the rates annually anyway so any rate changes in the year wont be applied month by month (do you know how much it costs to send out millions of letters every month everytime the BOE cut the rates like at the min) but at the end of the (financial) year but you should double check with there member contact center as they will confirm the YBS's correct procedure.
