3 weeks to see mortgage advisor,can it be done sooner?

Hi we are ftb and have seen a lovely house which is getting bid on by another couple :( .We have arranged an appointment in our local bank to arrange/apply for mortgage but their busy and we cant be seen until three weeks away:eek: .

We dont want to go bidding if we dont have a mortgage in place,so should we go to see a broker..maybe get the ball rolling quicker?

If so any reccomendations

    I got an Abbey appointment to review and possibly change my mortgage the next day of asking;)

    My local Abbey have an advisor just inside the door of my local branch, you can sometimes walk in and have a chat straight away if they have a free slot.

    Try some of the estate agents too, some have Independant Financial Advisors attached to them, if you only need to get an idea on what the mortgage will cost and how much you can borrow they should be able to do that on the spot:D but remember not to sign anything with them, shop around yourself then for the best deal;)

  • It would need to be nice (AND CHEAP) to get into a bidding war in this current climate... house prices are still dropping so beware would be my opinon. do you know for a fact that there is another couple "Bidding" on it or is it Estate Agent "Spin". Make sure you are not being played of against each other by the Cockroaches...sorry I mean Estate Agent..

    We used Mortgage Group Northern Ireland mgni.co.uk, and found them quite good. Mortgages can ony be arranged as quick as the bank is willing to work and that could be months at the minute unfortuantly... very slow. usually out of the control of the advisor so don't get narkey with them...
  • We just moved house and I would recommend Alliance & Leicester. I applied on the phone and it was all done on the day. They sent me the offer and I sent them back payslips etc and the whole process was very quick. This is the 2nd time , I take a mortgage with them and each time, I was satisfied.

    Stay away from HSBC, we had applied with them originally and had terrible problems liaising with them on the phone, until we gave up and went to A&L.
  • My friend just phoned the local banks a couple of weeks ago, got the offer confirmed in principle (think it was northern or bank of ireland) and has just bought her first house this afternoon - sale agreed!!!

    She had 5% deposit and secured 104k if that helps you with the sums. she's basing this on her income alone.

    And my other friend was outbid on a house she thought sestate agent was pulling her along(so did I) but it was true, they were outbid. A lot more first time buyers buying.

    can also vouch for Alliance Leicester, check out their (or any banks) calculator, they will tell you how much they are willing to loan you online and what deals are available to you, that'll give you a starting point................please don't be swayed by the "I've banked here for years they're bound to give me a good deal" trap because realistically banks don't care how long you've banked with them, they have no loyalty to you

  • i would definitely say see an independent adviser, even if you say that through them you want a mortgage with a particular bank. This is because advisers are often members of networks which can secure you a deal, or perhaps even rebate some commission to you. Contrary to popular belief mortgage advisers do not earn a packet, and would be grateful for the business so should work hard. Try mortgageshop or mortgage iq, or another independent house. I would never recommend going to a bank. They are going to flog you their rates with their insurance and their accounts. how can you be sure you are getting the best deal?

  • If you go to a bank, you will only have access to the mortgages that bank offers, and you're very unlikely to get the best deal for you.

    If you talk to an independent mortgage broker - one who covers the whole of the market - they can look at your specific circumstances and know, before they even do an application, which lenders you are more likely to be successful with.

    And to be honest, with so few mortgages being sold at the minute, any mortgage advisor who wants you to wait three weeks for an appointment clearly isn't very keen on getting the business.

    i would definitely contact an ifa as banks can only recommend their own products, the last time i bought i used rmc financial on the woodstock road , no problem at all.:beer:
  • You should use an IFA, much quicker! They do all the searching and work for you. I would recommend Bank of Ireland. We were goin to change lenders but they are doin the best deal atm in my opinion anyway! Depends wat you want. If you want to know wat you will be paying go for fixed rate but in this current economic climate you will save money if you dont opt for fixed rate mortgage.:beer:
