What to do I'm coming off Fixed rate

Hi all i'm coming off my fixed rate and will have my payments on standard variable which is a decrease of 1.44% which i am happy about but what should i do for future years???

will the rate go up this year etc??

    Who knows is the short answer.

    What's your outstanding mortgage and a realistic valuation of your property? If you're close to one of the margins - ie just under 75% or 90% then you might be best fixing now before house prices go down further.

    i personally think were safe for this current year but rates will go up come 2010. i cant see them upping the rates this soon as theyve only just cut them. This is my personal opinion of course.

    A decent fixed rate at less than 75% might be worth considering, but the fixed rates on offer at just below 90% at the moment are pretty garbage.
