Hi I'm new and selling my house

Hello :hello:

I found this website by chance and have been very impressed with the advice given :T Plus I've just put my house on the market and it feels reassing to know I'll have somewhere to go for hands-on advice. I'll be doing the majority of the sale on own as my husband is in the Navy).

We're only in early stages - house only went on the market last Friday.

    Hi Silvercar. I'm based in Surrey and am selling my 3 bed semi. My husband is in the forces and to be honest the house is too big for me alone, especially cleaning it! We have the opportunity of buying a 2 bed flat from my in-laws in a nice area so we're going to go for that. We have a lot of wasted rooms in our house and financially it will be better for us to. We have a lovely home but it's near a rail line which is putting a few people off - By tomorrow I would've had 16 viewings this week. One is coming back tomorrow and yesterday's viewing is now going through his figures as he's interested. With the train line I'm getting "beautiful house but the trains would bother me". It's a bit disheartening :( but I guess not everyone will be bothered. I'm trying to put positive points across like "it's better than a busy main road" and "at least they wont build a supermarket" - things like that.

    We're off to the solicitors on Monday as I need to be granted Power of Attorney as my husband is going away for a couple of months so I'll be handling the majority of it on my own - that's why I'm glad I've found this site :D

    Our EA is charging 1.5% - others are 1.75% and 2%. they're very good and have been pleased........so far.......

    Something else I'd point out is double glazing (if you have it) as it can help with noise.

    yep we have double glazing and to be honest, you really don't notice them. We've been there 5 years and sometimes forget they're there :p

    I think intially it can be a bit of a shock if you've not lived near them before and automatically it puts people off to see a train going past :(

    Living near a railway line wouldn't bother me. I lived fairly near one once and didn't hear the trains at all after a while. There are worse things to live by. I'm sure you'll find a buyer who feels the same and each viewer is one nearer the right one coming along! Good Luck.....

    Point out that if it wasn't near a railway line you would be asking a bit more for your house.

    We live within earshot of a railway line but not within sight, we really only notice the trains when we are in the garden and the street is quiet.

    The only time we lost out was when a film company were interested in filming a TV series in our back garden and were put off by the train noise.

    Silvercar - that is a shame as you could have made a small fortune from the TV company! Was it for the 'Good Life' or Bill Oddie's bird prog - Groundforce or Gardeners World? My imagination is runing away with me here......
    But imagine the number of cups of tea and biscuits you might have had to provide...

    [Better to have the filming outside the property too than inside which I would imagine wouldn't be too convenient especially if it were a long series!]

    It would have been easy money; we have outside plug points so they could have made their own tea!

    There was a drama serial on TV about 2 years ago. In one of the episodes a guy is laying decking and in another someone is trying to build a tree house. It would only have been 3 or 4 days filming, I think we would have got about £500. Outside filming pays less well than inside.

    A lot of filming around here including Grange Hill and Holby City. Downside is traffic gets manic on friday afternoons when there's a big brother eviction. Upside is its very easy to get audience tickets for shows like "Who wants to be a millionaire?".

    Yes that's true. The EA told us that we lose approx £15K from the valuation price :eek: due to the trains
