Council Tax Rebanding Help required please

Hi,

Firstly sorry if I have posted in the wrong place within the forum.

Here Is my tale

I've read Martins suggestions on getting homes rebanded for Council Tax, so I thought I'd give it a go.

My home is currently Band B and I wanted to get it rebanded to Band A

I bought my house in 1997 for £35K. The Nationwide valuation calculator states my house in 1991 was worth £36k

Band A in my area are homes upto a value of £40K in 1991 therefore I though
I had good grounds to appeal.

All other homes on my street are band B

I filled in the application form from VOA and posted it off, I have recently had the reply.

"I am satisfied that the value of your property, reflecting April 1991 levels of value, lies within the range £40,001 £52,000 and that the current band is correct".

I disagree with the VOA decision as I bought it for £35K in 97 & the Nationwide 91 valuation puts it at £36K UNDER the £40K threshold.

However I am unsure what to do next.

Can I appeal against this decision ?
Can I ask on for the evidence/reasons why the VOA think it was worth more in 91 ?


All advice much appreciated.

    If all the homes in your street are in Band B then probably not much chance of success. Did the Nationwide physically value the value of your property or are you using an online calcuator to estimate it? Did you pay less than market value due maybe to renovations required? The banding is assuming the house is in good repair.

    The reason mine succeeded is that mine (semi-detached) was band C and everyone else's was Band B except for 1 which is a detached house.

  • I am using the online calculater from nationwide. Is there a way of checking what the market value of a street was in 91 ?

    As you were well out of time to make a valid appeal if VOA say band correct there is little you can do. Nationwide calculator is unreliable. If houses built 91 or earlier VOA will have details of any 91 sale prices.
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales
