How much to offer on new builds

I've seen flats for £215k and £190k and need to know how much to offer. I have a 15% deposit.

Why so many childish answers, I say 50% asking price, The only sensible answer so far.

Don't bother, if you must, 25-30% of asking price.0

To tell you the truth your first problem is your deposit.
I really dont think you will get a mortgage for a new build flat with only 15% deposit. (most lenders on new build flats want at least 25%+)
Apart from that like the poster above 25-30%.0 -

If they go low enough that 15% could be a lot more.
I agree with those who said offer 50% of the asking price.
I dont know if the other posters mean 20-30% OF the asking price so 100K asking offer 30K, or did they mean 30% OFF the asking price so 100K flat would be 70K offer.
I think they would bite your hand off if you offered only 30% OFF the asking price but you would regret paying so much. If you tried to sell it you wouldnt get anywhere near 50% what you paid.0 -

I meant 30% of the asking price, personally I wouldn't touch a new build flat for any price, these will become slums in the years ahead, add in stuff like service charges etc... it's a no-brainer. Give the crash a few more months and lots of decent terraced houses will be undercutting them, in fact in my area, it's already happening.0 -

Couldnt agree more, very good post.
When the masses realise what you said is true, new build prices may fall 80% or more just like Japan had. This will have a knock on effect to other property.0
