Offset mortgages

Hi money savers,

This is my first post so please be kind

I have just had an offer accepted on a house I have been watching for a while, its a repo had it 20k under asking price and it was already 40k cheaper than what it sold for in 2005 so I am ecstatic:j. However, moving on to mortgages the best I can find is a 2 year fixed offset for 4.99% the building society have said that you dont have to actually put anything in this offset account. This seems a bit odd to me as what is actually offering as an offset mortgage it could be offered as a 2 year fixed deal. Are there any catches that I am unaware of??
