Quick rent question?????

I'm off to view 4 properties to rent in an hour or so.
Am i best to let the rent agency that I'm planning to go bankrupt and be up front with them?

My mum has already agreed to be my guarantor.

Or should I just leave it til the OR informs them?

I would not tell them as they will not rent to you with or without a guarantor best to just leave it till you have the place and the OR informs them.

I wouldn't say anything. Letting agencies are usually staffed by people who would have no idea at all what bankruptcy meant apart from the ignorant thought that "the customer won't be able to pay" so if you can afford it, don't say anything and let the OR deal with it if required.

Thanks for that. Was just a bit worried that I'll be kicked out the accomodation once they find out I'm bankrupt.

I don't *think* they can do that if you are fully up to date with your rent - but check the tenancy agreement before you sign it :)

  • that all depends on
    • is there a bankruptcy clause in the tenency agreement
    • and the OR May not contact your newlandlord anyhow...so nobody would know
    **edit....beat me to it sieve!! ;) **

    thanks again.........wish me luck

Hope the houses are really nice!!!!!!
  • AAW,

Best of luck with the viewings.

CAB advised us not to let letting agents know or even mention either bankruptcy or having a guarantor. We were even told to question them as to why we needed a guarator (and we have a really bad credit record).

One bit of advice, if you find a place, read the tenancy agreement carefully and look out for the 'Bankruptcy clause' as mentioned by others....

But good luck and hope you find something you like. Your mum is very kind to agree to be guarantor.

    Glad that says Usually staffed!

    I work in a lettings agency:rolleyes:

any advice needed just ask me, As you have not gone BR yet then dont tell them about it, We do accept BR's at our agency as long as a guarantor is available or the BR amazingly manages to find 6 months rent upfront,

There are worse things on a credit report than BR,
The only people we have refused even with a guarantor were those who had 'fraud' come up.

Found a lovely place and have paid my deposit. Move in 4 weeks on Friday.

Had to borrow the money for deposit so I hope the OR understands this when he asks where my wages have gone come the end of March.
