Damsel in distress!!!!!!!

Hi All

I am trying to get a first time buyer mortgage for £62,000 with a £20k deposit (minimum)

I have average credit ( would be better if credit cards were paid ) & My hubby's is awful after spending many a year not being responsible!!!

we searched the two companies that hold files and found these :

he has 1 ccj for 4k that drops of equifax in March 09 :mad:
and 1 ccj for £400 thats on experien until July 2010 :mad:

i have been refused a mortage due to the above!!!!! and we need to move to be near family ( we currently rent LA )

DOES ANY ONE KNOW A LENDER THAT WOULD TAKE A HIGH RISK COUPLE IN THE WORST CLIMATE FOR YEARS !!! ??...........

..........tall ask i know but any help appreciated.

    The CCJ s will make it difficult.

    Not knowing anything about your circumstances makes it even more so.

    Can you get in contact with a whole of market adviser ? Discuss it with them to see what options, if any, are available

  • When anyone's credit is in a complete mess nobody ever seems to say "Do not borrow any more money for the time being".
    I will be brave and say at least wait until the two CCJs have gone from the CRSs.
    The last thing you need is to take another loan at a rate which refects the high risk to the lender.
    I understand that there is no commission if this advice is taken.

  • In 18 months time you'll have no blemishes on your hubbys credit files so I'd stay in rented if I were you. Why risk your £20,000 deposit on a house which may drop further in value, and pay a very high interest rate in the mean time? It doesn't make sense. Sit it out and leave your month in the best interest baring account you can get.
    I am a Mortgage Consultant and don't like to be told what I can and can't put in a signature so long as it's legal and truthful.
