Hoorah, finally an offer!!! for very impatient newbie!

Hi all, new poster, but have read these boards with avid interest and much amusment for quite sometime.
Anyway, to the point:- we have had our house on the market for the nearly 3 weeks, first price £250,000 then dropped after 1 week to £234,950. Had 6 viewings and nothing then a 2nd viewing 2 days ago. This resulted in an offer this evening of £217,000. I am beside myself with excitement and joy. Up till now, we have not been able to look at anyone elses property because we have not had a clue as to what to expect, which lets be honest is half the fun of looking for a new house.
My question is to all you wise people that frequent these boards, have we been dumbwits in turning this down???
Any comments/help welcome and much appreciated, but please bear in mind first post and a bit niave. :j

Thanks for your congrats. But why would others be doom & gloom? Houses still selling, all be it extremely slow! Which is why me thinks we have been hasty ( and by me I mean my hubby who thinks he is in control of the situation)!!!0

Only time will tell....but did you go back with the buyer with middle price??? I'm sure they would be willing to go a little higher.....but you decide what you want to sell it for.If you find yourself in a fair fight, then you have failed to plan properly

We phoned the EA back this evening and said no to offer, and he said he would pass on tomoroow as it was a bit late in the evening to pass on today. At least they are working tomorrow and passing on offers, which is a bonus after reading some of the posts on here!! Fingers cross they come back with a higher offer and then I can go exlporing other houses.0

why didn't you go back with an higher offer??If you find yourself in a fair fight, then you have failed to plan properly
I've only ever been wrong once! and that was when I thought I was wrong but I was right0 -
as previously stated, all a bit new to this, so we just said no and left it up to EA to get something higher......possibly?0

i just think its better to negotiate thats all.....gives the buyer some indication with what you want.....if you defo want 250 then say so.....saves time and effort
but if you would be happy with 230 then say so.....but all depends if your happy to wait....don't feel pressured in doing anything you don't want to thoughIf you find yourself in a fair fight, then you have failed to plan properly

Hopefully the EA will come back with another offer, I just want to get looking around to see if it is worth the move or not. Would be happy to except £220,000 if we could buy what we are looking for in our next move, but I don't think people further up the price ladder are being that realistic! Time will tell, along with the next offer hopefully. Thanks for the advice.0

Offers are almost meaningless,whats more important is finding someone who can get a mortgage who is prepared to come as close to your asking price as possible,all other offers are worthless0
