Reasonable rent for a running a business from home

Hi guys, hope you can help me here.

I'm taking everyone's advice and looking for a house to rent before we get made BR and inevitbly lose our home.
There's just me, OH and our dog (problem in itself), but our main problem is that OH is a builder, has loads of tools of the trade and runs the business from home.

Currently we utilise 2 barns for all his stuff -we've lived on an old farm for the past 16 years and are now realising just how much stuff he has - and I might add, needs, to run the business.

I've been looking in a 30 mile radius from where I work, but am struggling to find a property at a reasonable rent. Our area is very rural. We need somewhere with outbuildings or at the very least a double garage and parking for my car and his van.

These sort or properties tend to be bigger and are around a £1,000 pcm. Bearing in mind we are currently paying double that on an interest free mortgage, would the OR deem £1,000 to be unreasonably high and insist we rent somewhere less expensive and ignore OH's business needs?

We did find one great place out the thousands we've been searching, but it got snapped up straight away :cool:
We also looked at the less attractive an more troublesome idea of a lock-up, but finding ANY in our area is nigh on impossible.

  • you may be inbreach of your tenancy by operating a business from a private let, nuisance, neighbours, etc,etc

    why not rent a house cheaper, and rent a small garage/unit/yard and the costs go through OH's accounts as an expense.
  • Thanks for the reply, but he only runs the accounts etc from home, it's more the tools he needs to store and have to hand on a daily basis (which is most of them. He won't actually be doing any building work at home. Unfortunately, I just can't seem to find any garages/units for rent in our area.

    How big a house are we talking about? Are we looking at 5 bedrooms when you only have the 2 of you?

    If you can find a suitable property to rent for £1,000 per month and that is half the cost of your current mortgage, I'd go ahead and rent it. I also wouldn't mention why you need a property of that size unless I was asked (one of those need to know basis only). What is the rent for average 2 bedroom properties in your area?

  • Thanks fiveyearplan. It's not that we need a big house just for the 2 of us, it's more the fact that properties with any outbuildings tend to be 4+ bedrooms. Typically, a 2 bedroomed house is between £500-595. 3 bedrooms can be anything from £675-900pcm.

    I guess it's because it's so rural that the rentals are high. We thought about moving to the small town where I work (currently 30 miles north of where we live now), but OH's planned work for the next 6-8 months at least is 20 miles south of where we are now and most of his business is in that area. If he has to rent a lock-up along with the significant extra mileage, his business just won't be viable anymore

    I guess I'm just worried that we'll find somewhere, move in before the BR, only to be told we can't pay that sort of money and be forced to move after the BR
  • the OR wont like you/OH and the lad having/paying rent on a 5 bed place with a barn+outbuildings, you could live in a 2 bed place and rent a garage for £5 week like i do

    then he should hire a 40' container and base it there then...
