remortgage and possible btl

Hi guys,

my partner is looking at selling her house, and buying something that we will then probably let.. she will only have this property, so not strictly btl but that might be simpler, and more tax efficent ?

a couple of questions.. she'll soon be on the Barclays SVR, so i'm guessing it would be easier to just sell clear the Mortgage and then look at a new purchase ?

I'm guessing this would be the simplest but any other comments ?

also, might it be easier to go with a std mortgage, and then ask for permission to let ?

we would have approx 30% deposit.
