Normal? Buyer wants to view house but we are due to exchange

    I feel for you but unfortunately buyers get nervous "have i paid too much? Are they going to fall further?" It generally isn't anything personal, it is just business, well done anyway for not capitulating for a 2nd time, if you had they would probably have gone for a further chip anyway.

    I think that you are completely right: they had already negotiated a good price from us (honest!) and lower than we wanted to go. We agreed to their price because it was their "absolute maximum" (yes, I also believed that "hole in the wall cashpoints" printed money until I was about 18.... :o ) and we wanted to "move on".

    I think that they got completely cold feet (in only a matter of 4 weeks :rolleyes: after the initial offer) and wanted to pull out, BUT they decided to put in a ridiculously low gazunder instead (just to see if we would bite). I think that they had no intention of negotiating on the gazunder and - as you say - probably would have attempted to further chip away at the price (if we had agreed to their demands) OR completely pulled out anyway. I think that we just had an uncommited buyer with very cold feet :rolleyes: . They never should have made an offer in the first place (which is quite funny because it was their 3rd offer that we had accepted - the 3rd offer coming 4 weeks after their 1st and 2nd were turned down... so it wasn't like they didn't have time to think it through :rolleyes: ).

    Unrelated - I can recommend the "gazunder diet": in the past 2 weeks I have lost 6.5lbs in post-holiday weight... partly due to "frustration" over the gazunder :D

    I think that the OP IS suffering from a VERY demanding buyer, but many (not all!) buyers are being very demanding and even unreasonable in the current climate. It isn't right, but I hope the OP sorts out this £200 and gets this exchange through VERY VERY quickly! IMO it isn't worth risking the sale of the house over £200 - no matter how "in the right" the OP is (which they are!). This HIP issue could be stalling the exchange and you don't want anything to stall the exchange any more...

    QTPie- how awful and utterly heartbreaking. I really hope that something good happens to you but good on you for standing your ground.

    Good news from us- the buyer has agreed to go halves on the cost so it seems to be resolved. I would just like to thank those who have given me great advice on this matter.

    As an aside- my OH spoke to the solicitor this afternoon about this local search elemant of the HIP. It lasts for 3 months and though its not necessary to have a valid report, the solicitor said we would be hard pushed to find a lender who would ignore that it was out of date. What house would sell after 3 months on the market in this climate?! So most sellers- it would seem- would have to fork out for a HIP AND a report!

    As for the gazunder diet- I really, really could do with losing some weight (thanks to the nine month old sitting in front of me!) but hopefully I can call it the 'stress of removal men breaking my finest Matalan dinner plates diet'!

    Thanks peaz. I am sure it will work out eventually for us :) (I was just born impatient ;) )

    But you can see why I want it to work out for you.... I just hate "messing around" - it shouldn't happen. I want you to get it done and dusted so you can get on with your lives - you will feel a LOT better when it is all over :)

    Great news about the cost splitting working out. It is still a pain (since you have to find the £100), but at least you got a compromise and a way forward :).

    HIPs are complete rubbish: complete waste of time and money and don't deliver anything useful. Would be good to see the back of them completely! :rolleyes:

    I would gladly swap gaining a few pounds for a 9 month old... ;). Am trying, but not luck yet... Bit of a frustrating time really: selling house isn't as easy as expected, neither is getting pregnant. Not good realisations for a control freak like me... ;). I bet running around after your little one will be all the diet you ever need. Fingers crossed that the Matalan dinner plates make the move undamaged!

    Thanks QTPie, totally can see where you are coming from. The £100 is still tough to find but easier than £200, and it also shows that buyer is more commited than we thought. Its nice to get a little reassurance, given the situation.

    HIPS are indeed a waste of everything!

    Good luck with the trying- we had problems but we got there in the end. Having the house on the market isnt the best thing to have going on when TTC but I am sure it will happen. I wish he was running around- he is just happy to stay put with his toys around him!

    I will indeed keep you updated and I will also look out for your success stories - on selling your house and a Baby QTPie!
