    You will be fine
You have a great deposit and a great scenario
At under 75% you should have access to some good deals which hopefully your broker will get for you asap. They are very quick to get.
Hopefully your broker will be doing a lot of hand holding seeing as you are First Time Buyers and explaining everything you need to do.

As would an adviser at a Building Society except that they do not charge for their advice.

With around £3.3k-£3.5kpm coming in that CC bill should be gone in a month.

Not all whole of market advisers charge for their advice

A buliding society rep will only advise from their sole range of products, whereas a whole of market adviser with source from the different lenders.

Not really sure what point you are trying to make

I have not advised the OP to go to a broker, they have already done so
    I am a Mortgage Adviser

That's if you see a adviser in a Building Society, many of them wear badges saying customer services advisor, this does not mean they are mortgage advisors.........then the FTB only receives an information only service not advice & limited mortgages..........Don't generalise & say all advisers charge fees..........

Why are you repeatedly trying to discourage people from using independant advisers, are you one of the many redundant ones???
