Not for the foreseeable future I think - they're high risk with prices falling so much.

Omar, 95% will gradualy return, for example Nationwide and some others have already re - introduced for existing borrowers which is the first ripple in the pond of change. For some years though they will be limited to the very best cases - 3.5X income, very stable history, no blips.

90% cheaper rates I have a feeling will be on the way by the end of the year, but it's only a guess. One thing to keep inj mind is the 90% rates are not all that high historically. For most of my working life 90% rates were at this or higher levels.

Banks have lost an absolute shedload of money and have had to come cap in hand to the tax payer to bail them out.

I don't think anyone in the industry has the appetite for widespread 95% deals again, especially whilst property prices are freefalling.

These kinds of deals will only start coming back and being competitve when house prices bottom out and start to rise again, and even then I think the problems we saw last year are going to stick in bankers minds for some time yet.
