  • I too am taking a wild stab in the dark here: I think it'll bottom out mid 2011. This is when I'm hoping to buy anyway, so it will be handy if it's then!!!

    blip in spring 2009, fall for the remainder of 2009.

    Bottom out winter 2009-10 and and slowly start to rise spring- summer 2010. At which point the experts on here will say they know better and that it was a blip last time and will be a blip again.

    Very slow but steady increases from spring 2010 as people realise we are now in an era of low interest rates and buying will be cheaper than renting long term. Think people will be more careful with their purchases in terms of buying with the intention of staying put for longer.

    Who cares !?

    I will just keep on buying them and adding to my collection, with int rates where they are, rental demand going thru the roof(=very nice monthly rental profit rtn!) not to mention a growing housing shortage - which is far from being addressed there has never been a better time to buy. Anyone sitting on cash savings for the next few years is not only "not making any money" they are losing an absolute fortune, prop and gold and about the safest places to be for now (ex waterside, & city center lux ghetto apts/flats!)

    The "bottom" i think will prob come sooner than most expect my guess is around April (regardless of year) and prob 2010.
    Depending just how stupid the Gordon Brown streak decides to get with his "meddling"..and on the magnitude of any "quantitive easing" (printing cash and devaluing everything further) that will almost certainly occur fairly soon.
