Hi all. We currently have a 45k mortgage on our house which is 'worth' £110,000. We are looking ot borrow a further ten grand for a few improvements (can't afford to move but need a little more space). With our current lender we are on the svr of 3.99% but if we want to borrow through them it goes as a seperate loan (and we get charged for valuation, arrangement and another fee!). Would it be better for us to take out a new mortgage with another lender (the fees still seem quite prohibitive) or do we just take out the additional "home-owner" loan?
