New tracker mortgage - 2.49% above base rate?

Can anyone help me please?
Our discount mortgage runs out in March and I have been looking into new deals.
My bank phoned today to offer me a 3 year tracker mortgage at 2.49% above base rate.
What do you think?

    I think thats poor, look at long term fixed, 5 or 10 years IMHO - 2.49% over base looks very nice at 1.5%, but the shine comes off if Base rate rises to sey 6% - Whuch in 18 months is REALISTIC

    I have been offered a discount rate from current Building Soc which seems ok but was trying to look at other options.

    Anything close to 4.5% for 10 years would be good.
