I've just had look at Zoopla and identical houses in my road are valued from £48,000 up to £169,000!
It is quite obviously total crap.0 -
2 main problems with zoopla.
1. it is at least 3 months out of date.
2. it takes no account of changes to a property.
What it does do is reflect local price changes on previous sold prices.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. The house I just bought for 205 was valued at 236 on Zoopla. Even the house a few doors down went for 215 a few months ago - Zoopla's not very good0

Anyone have experience of comparing Zoopla prices (www.zoopla.co.uk) with actual sale prices?
I am planning to sell later this year to move up the ladder a little in order to provide more space for the family. Trying to get a handle on the value of our property. Zoopla values it at 10% more than we paid in April 2004 which contradicts most reports stating that prices are at 2004 levels.
If anyone has any idea of the accuracy of Zoopla I'd be very grateful to hear about it.

Firstly, I have found Zoopla to be incorrect with their pricing.
They are in a rough ballpark, but my experience is that they were slightly underestimating both the sales and rental markets for my area.
More importantly, do not confuse UK average figures with your secific house in your specific area.
The UK average is just that, an average and specific areas will be higher and lower than the average.
My VI area is currently at 2007 prices and I'm sure there may be some areas that are pre 2004 prices:wall:

My VI area is still in denial with prices the same as summer 2007.
Why do agents keep properties on their books for over a year with no price reductions?Living Sober.
