Self Assesment? Is it needed?

Ok, first of all apologies if this has been posted and answered already, but I couldn't find it.

Here is my situtation...

I am living overseas and for the last 6 months have been renting my flat back in the UK. I'm aware I need to fill out a self assesment return. But i'm having problems because It prompts me for my Unique tax code number. Which I don't have because i'm not a resident in the UK. Has anyone been in this situation? Or does anyone know the best route to go down to find out.

Also.. is it correct that the deadline for any earnings to be declared online for April 08 to April 09, would be January '10?

  • You don't have to be resident in the UK to get a UTR (Unique Taxpayer Reference). The UTR is issued to everyone in the self assessment regime.

    As you are renting out a UK property doesn't there have to be someone in the UK with whom the tax office can correspond? I thought you had tax deducted at source otherwise.

    Write to your last tax office and explain the position. They may decied to deal with it outside the self assessment system.

    How do the payments work generally, as I dont have a PAYE number because I am not a UK resident.

    No. You also need, which is where you came in, to register for the online system and get a UTR / activation code. And you need to do that well up front of end Jan 10 otherwise .... as many threads yesterday ... you will finish unprepared for a rapidly closing deadline! ;)

    If you have untaxed income in the UK you should be reporting it as soon as possoble or at the latest, the 3 October after the tax year ends, so for property income received in 2008-09, you should be informing your tax office in writing before October otherwise you will be classed as a 'failure to notify' and could have additional penalties imposed.
