How long is a survey valid?

Hi we bought the property 8 years ago and had a home buyer survey by Countrywide. It came back saying that we needed to have the wall ties inspected. We did this and I still have the builders report stating that they ties and in a good condition and no work is needed. We have just pad to have countrywide do a valuation for a re-mortgage and again it has come back that we need the wall ties inspecting. As I have the original inspection from 8 years ago, am I really going to have to PAY again for this???

    Valuations are valid for 3 months. Do you really expect someone to lend you money on the back of a 8yr old report........ yes it is a very serious matter when you think it should be valid!!

    In the "good old days" remortgages could be waived through without a valuation, but they are probably clamping down now.

    If you have any doubts about the wall ties get them checked out. You don't want your house falling down the next time there's a strong wind, irrespective of whether you can get a re-mortgage or not. Worse, if this was to happen, your insurance company may not pay up if they think you were aware of a potential problem and did nothing about it.

    So three months then. Thanks for answering the question. If i new it was three months then I wouldn't have asked the question would I?

    I honesty cannot believe you would think any report done on anything would still be valid today particulary when the vauation on yr house would have been less 8 yrs ago
  • Well I was taking about an inspection of wall ties condition which was done 8 years ago not a valuation. The wall ties were inspected by an approved inspector and certified to be sound. The valuation may only be valid for 3 months which makes perfect sense but how long is the builders report confirming the soundness of the wall ties valid. That was the point.
