Want to move house/extend property

Hi, we are looking to move house this year. We have a mortgage and last year got an additional mortgage, both with Abbey, which we said was for home improvements. Half of it was, and the other half was a deposit for a house for my sister to live in, which my other half and my mum went in on together.
All my payments are up to date on my credit record. I have various credit card balances, all of which will be zero by end of march. I then am halfway through a £10k car loan, and just got another loan of £10k to invest in a company. We have a BTL from 4 years ago.
My credit rating is poor because of the credit checks done when I was sorting a loan for monies to invest in December, and because of the sheer amount I owe.
I want to move to a much more expensive property, and can afford to do so, the deals around currently would leave me with at least £1k left over every month without fail (money that is currently clearing credit cards and some house redecorating). We can definitely afford to move, and both are due promotions/payrises in next 6-9 months. I got declined for the BTL we did last year and I don't think I'm going to find it easy to get accepted anywhere. Has anyone got any useful advice/tips on how to secure a much bigger mortgage?! Thanks but my normal adviser can't help as I was already declined for the BTL through him in the summer, he said if he can't get me that he won't be able to do what I need now.
I have dealt with underwriters direct in the past and managed to achieve more than the broker at the time, so if I could find a likely lender I'd rather DIY; it's just whether those potential lenders exist. otherwise I'll have to give Abbey a go, but I've been wanting to leave them for years and years.0 -
