Failed Mortgage Application -is this a valid option?

My girlfriend and i have decided to to apply for a mortgage.
We initiall have roughly 16,000 saved up and are looking to get a house for roughly 150,000 and below.
We initially approached halifax for maortgage application and we were turned down. having printed of our credit reports we found out that my girlfriend had a default through no fault of her own on her account which was settled 3 yrs ago and is due to come off in 2011.
we managed to get a mortgage advisor who was able to find products for us (pending a credit check) which would take into account my girlfriends default.
i've now leaned that the reson we have now been refused is that i have had 15 missed payments on my credit card in the last 36 months- i.e i'v missed the deadline but still payed within that month.
Now i know this is my fault, but i was thinking, if my girlfriend and my mum who is willing to help us were to take out the mortgage, would lenders be prepared to accept even though they have no direct relation?
please advise because i feel i will never get an opportunity like this to own a house at such a good price in my lifetime.....

This is a perfect example of why i have suggested to FTB's to obtain a copy of their credit report before they do anything re' house purchasing and this was challenged by another adviser on here!0

my main question was if my mum and my girlfriend were to take out a mortgage together would this be possible?0 -
go and see a mortgage adviser, all you get on here is opinion0

Possibly you could, but there could be many ways you would fall outside of lending criteria in this scenario.

Hi,
I am about to apply for a mortgage with Halifax, so I can ask if you got refused because of your girlfriends defualt or your missed payments?
Because I feel my and my boyfriend maybe in a similar postion as he has had a few missed payments on hes credit card.

i feel in this case it was a combination of both.....i'm going to try the mum/girlfriend avenue as it seems its the only choice i have. i have spoke to a whole of market advisor and he says it is possible but it will depend on mums credit check and income which is about te same as mine on 27,0000

But why are you going to use your girlfriend if she was refused the mortgage with you? (Sorry for all the questions)0
