Split from partner, mortgage advice needed please!

I split up with my partner (we are not married) about a year ago. We have a joint mortgage and the property is currently let out to some friends of ours on a non-contractual basis which covers the monthly payments.

It is a condition of the mortgage that we don’t sell the house for 2 years after we bought (there are about 10 months left).

Because of late payments and a few issues with the tenants my ex wants to throw them out and force the sale of the house (can he do that when the mortgage company say we can’t sell for 2 years?)

Due to the current situation I think we may be in negative equity so would we both be liable for the outstanding debt? Also I have a protected deposit, would I still keep that money or would the negative equity come out of that 1st??

He wants to take his name off the bills and pay just 50% of the mortgage until it is sold and he tells me I alone will be liable if I fail to make payments in the interim, is this true?
