prices still falling but activity increasing.

"The new year has seen a surge in “window shoppers” for new homes, with the number of inquiries from those seeking to look at properties more than doubling even as actual sales stay near record lows.
Rightmove, the online home sales portal, has reported a surge in activity, with inquiries rising to 429,560 in four weeks to January 10 from 199,762 in the same period last year."
also less propertys coming on the market.
"Supply remains constrained, according to Rightmove, as potential sellers are discouraged by the falling market. There were 43,000 new listings in the month to January 10, compared with 89,000 in the same period last year."
Looks like forced will be the driving factor this year as those who don't need to sell refuse to compete with forced sellers.

But the figures are comparitve dates from last year and this year so both should contain a "spring bounce"?0 -
Good - there was a bit of a standoff there with sellers holding out for stupid prices and as a result not much happening in terms of volume.
Before prices can fall properly, the market has to start moving with sellers accepting more realistic amounts for their property and a downward price trend becoming established. Looks like this might have started to happen - the sooner prices hit sensible levels the sooner any proper sustainable growth can start.--

Uk average house prices are almost at the long term trend (25 year +) according to Nationwide
Add to that figures released from HBOS which shows affordability and the properties would not appear to be as overpriced as some think.

The real issue with getting properties moving again is about money being available for lending and potential buyers meeting the criteria to achieve the funds:wall:
