Advice re rent with bad credit & giving up house

Hi all, me again.

Im so shattered from viewing rental properties and worrying about stickers in my house windows saying house been repossessed (after reading this forum!) etc that havent been on lately.

We are completing our BR papers on 9 Feb with help of a very kind and knowledgeable person from CAB. We are then going to decide when to send them in/set date, depending on our situation re housing. We have been advised to stay in our house as long as possible (not currently paying mortgage, & cant afford it so giving up hse) and in meantime, we are trying hard (or should that be OH is supposed! to be trying hard) to sell a folding camper which will be classed as an asset And saving all funds to pay towards br fees, rental fees, deposits etc

We are in NI and have viewed a property that suits us in many ways. I apologise as I have already mentioned this on another thread. It is quite pricey (only £269 less than our current int' only mgage!) but CAB advisor thinks she can convince OR of benefits due to less petrol costs due to location, less wear and tear on aged car, mega advantages to my health probs, due to location & difficulty of finding accom that accepts dogs here! It is expensive due to the area it is in but CAB advisor seems quite confident - Im not so sure!!!

OH wants out of our house asap as he cannot cope with phone ringing all the time and the letters. Strangely that doesnt bother me, (and Im the mug who opens them all -must be the increase in meds!) & Im happy to sit it out a bit longer (we dont have bailiffs in NI!). BUT I'm MEGA concerned about passing any sort of credit check for rented accom. We have extra diff' of finding rental property with the dogs as the landlords here seem to few us as the damned!!! We are trying to find somewhere before being declared BR and also time to give the keys back to mgage lender , hopefullly before repo'd (only missed one mgage payment so far)....

Im going to speak CAB advisor on Mon to see if she can recommend etc any good rental companies that are more likely to accept peeps with bad credit and 5 dogs! It may be we have to go with the more expensive rental property we've seen (still less than mgage) if it is with the 'right' company!

Even hearing that other lovely people on here in similar situations have managed to rent properties will help lift my spirits a little.

Can I also ask: If we return the keys to our house back to the mgage lender, before they issue solicitors letters and court proceedings, is it still classed as a reposession? IE will I still get the sticky in my window??

Sadly we are not moving out of the area for a number of reasons so we could be meeting our current neighbours anywhere/everywhere. NI still fairly small community and in certain places, everyone knows everyone else. I dont want to have to start elaborating lies as this is supposed to be my last chance to start to accept our new (lower! or should that just be different!) living standards caused mostly by my health problems... We may even return to England in a year as all my family and majority of my trusted and good friends (ie those who stuck with me through my illness) are there and it is very isolating and lonely often.
This forum has helped though, although it is not helping me get into my good pattern of what the medical profession tell me is "sleep hygiene" as I stay up till all hours reading the forum. That said, I was up till blasted 3am this morning trying to sort out more rentals, bank accounts and then spent all this morning cancelling DD's and phoning companies so current bank doesnt seize our cash to cover overdraft. Please tell me its the same for every one else and i will get through this.....icon9.gif

Anyway enough ranting and raving from me. Helps to get it off the old chest. Im determined to go to bed at a reasonable hour tonight!!!

Any help re the renting, credit checks with bad credit (stopped paying credit card companies end last year) & how to get 'head in the sand' OH to be more supportive all gratefully received and much needed!!!!
