Refused Mortgage ?

I am looking to buy my first house but I have just phoned Halifax mortgage line up and they offered to lend me £80300 and that was as a single applicant but then they ran a credit check and I failed it so what should I do know ? If me and my partner have a joint mortgage is the a way of putting it in her name so they dont run a credit check on me ?
A few years ago I used to be in debt with credit cards and have had a few problems with unpaid mobile phones bills going to debt agencies, the only debt I have now is my car which I pay of each month and a overdraft with LloydsTSB which I also pay of each month, is the a way to clear your bad credit history ?

Try using an IFA (Independent Financial Advisor) that can search the whole mortage market for you.0

Independent mortgage brokers are a good idea but one of the first things they will ask is if you have a good credit rating. Check your credit records first.

Not always X, some of us now have the systems to run our own credit check on a client whilst they are sat with us. Can even do it in their home using a bluetooth phone and laptop. (usually don't charge for doing it either).

The point is that credit records are important and its a good first step to check your own. Both IFA's I know would run their own checks anyway before starting any mortgage application regardless of what a client says. But a lot don't and it saves everyone time, effort and money if you know your situation before trying to get credit.

Try a mortgage brokers such as Charcols tell them your posititon up front, be honest they will try to help they may charge a fee but it should only be payable if you complete. They do a lot of the mortgage processing in house and send the paperwork over to be offered, so they can do credit checks on the spot.
I dont know if your near London but you should be able to find good local brokers if not0 -

wiggyuk, before you go buying a house, may I suggest that you head over to
www.housepricecrash.co.uk read the active forums on the state of the property market and that house prices are actually falling in some areas. Do the sums and stay out of debt.0
