Going BR - Need help on renting

Hi Guys,

I'm going to be filling out the forms for BR this month but my partner and I are going to be moving in together at the end of this month.

He knows exactly what's going on with BR and thinks it's best if it's just him who applies for the rent on the house.

My question is if we both apply and I fail the credit check (which I obviously will) but he passes, what is likely to happen? He has a perfect credit history so no issues with him at all!!

I'm calling the agent today about a house we want to go for so advice ASAP would be much appreciated :D

    hiya if partner can afford the rent on their own (as in on paper) prob best for him to do it himself but if he does not earn enough to qualify to afford rent on paper then best being up front with agent about your situation and they will do a basic credit check on you. My situ was had house repossessed - both me and OH going br on friday but both our credit ratings where shot to pieces so when we looked for a place to rent spoke to agents told them we were going bankrupt not because of irresponsibility but a set of circumstances we couldnt control - they spoke to landlord and he was ok with it and they just did a basic credit check where they really verify who you are and it went through fine.

    hope that helps obviously if your partner can afford rent on their own on paper that would be easiest way to go forward

    Thanks for that. My partner can afford to do it on his own so I think that's going to be the way forward for us.

    My only concern is that they 'll say if both of us are living there they'll want to do checks on both of us and if I fail they'll turn us down.

    I've been dealing with the agent most of the time so will it not seem odd that he then takes over the dealing of it and doesn't want me checked?

    Update... I've just spoken to the letting company and they've said that as we're both living their we both have to go through the checks.

    I've called the agents and told them my situation and they said as long as I don't have any CCJs or br against me (I don't at the moment) then I should be OK. They're going to check the full amount of the rent with him and we know he's going to come out OK.

    Does anyone know what the basic check would entail?

    Not sure what a basic check entails, but my other half has been on a DMP for the last 2 years and I wasn't working, but we both passed the credit check for our rental. Our agents just said that as long as we had no ccj's or bankruptcy then we would pass.

    Check the tenancy agreement though, because ours has a bankruptcy clause, that says the tenancy ends if either tentant goes bankrupt.

    I think you will pass a credit check for that as i have read that others like you have passed.

    Like Dollydo says check for that clause but often Landlords dont care if they are being paid but be aware that the OR will most likely contact your LL to ensure you are up to date with your rent and to inform them of your BR. Like i said most wont worry if everything is up to date and my as it turns out was BR himself once so took me out for a drink as he knew what i was going through.

    If you dont pass the check they will most liely either ask for a bigger deposit or a guarantor that cant be your partner but you might want to have a think just in case. Best to be prepared.

    The letting agents will credit check all people who are planning to live in the rented property. Otherwise it is normally 6 months up front or a guarantee from someone you know. Best to let your partner have the credit check. I think the credit is quite comprehensive.
  • Hi guys. Just a quick update, I did end up having to have the basic credit check and it came back fine so we're moving into our new place mid-Feb... I can't wait.

    I have another question though. I spoke to CCCS yesterday and they've recommended the BR route for me. Now they said that if I went br before having the house repossessed the shortfall wouldn't be included in the br. Question is do I wait for the bank to repossess or voluntarilly do it (it's in joint names and the other party I can't get hold of and would probably not agree to having it repossessed).

    I really want to get the br ball rolling now and get all the creditors off my back, they keep calling me at work and it's starting to get embarrassing :-(

    Yes it will be included in your BR. If you are going BR then it will fall on the other party to pay all of it.
