The reason that they don't negotiate or compete is that they do not fear competition for their business, they may even welcome a reduction in clients numbers like Northern Rock. I can understand nobody wanting the business in times of falling house prices.
It would be nice if there was a way of measuring by what percentage an up front fee affected the interest rate charged.

Their is, I often offer clients quotes with or without fees, so they can compare.0
