Quite right.
However when moving, the Tenant also has to worry about the new Landlord. Will he carry out repairs quickly ? In fact, will he carry out repairs at all ?? It's a two-way street and you could argue (ok I will !) that it's worth paying a few quid over-the-top if you have a decent Landlord.0 -

It's been my experience through several rents that the LL is always reluctant to get on with repairs, or to do them to a high standard.
They seem to see the short term and look upon repairs as eating into profits.
Your mileage may of course vary.
But they aint in the game for altruism.0 -

If one of my tenants reports a problem, I don't fix it for altruism. I fix it for selfish reasons that i want my properties to be adequately maintained.
By maintaining them in the short term, I maintain the property value and lower the long term maintenance costs.
Of course the benefit is a happy tenant, who in turn hopefully looks after my properties better and for longer:wall:

I rent out a room and since I've rented it out I had to renew my morgage. It went up by £105 per month. I know rates have reduced but as I am fixed mine hasn't so I would presume for one minute they are paying less.
