Are there any 85% LTV Self Cert remortgages available?

Myself and wife own a property and after refurbishing it we are looking to remortgage to release some capital,
Property Value: £250000
We would like to find a 85% LTV mortgage, leaving 15% in the property....any less LTV would not allow us to release enough capital.
We cannot prove our income and so are looking for a Self Cert product.
We would also look at renting the property and so would consider any 85% BTL products.
I've scoured the internet tables but unless your an existing customer of the bank they are very thin on the ground?
Any help would be very gratefully receive.
Thanks

Thanks feisty1.....Speedy reply or what.
I am feeling proved right in my quest....We need to raise approx 20k and as a financial research novice my next question is can anyone recommend a good low interest loan or indeed where best to look online.0 -
'cause u say yr a novice & I don't know yr circumstances, to avoid making mutiple applications and risking lowering yr financial credibility speak to an independent mortgage advisor first0

I have had a Independent Mortgage Advisor scour the markets for a suitable mortgage approximately 3 weeks ago and he, you and I can safely say that there are no 85%LTV self certs.....I do however need to raise 15-20k which a remortgage would've allowed me to do, and then some. Without an available mortgage product, I think my next option is to apply for a loan....but where best to look? (Bearing in mind we have cannot prove our income).0
